Planning to renovate your house or flat, or just remodel your bathroom? Renovation means better living conditions, a better look, more energy efficiency, so basically, it brings nothing but benefits to its occupants. This is especially true for interior renovation. If you want your home to be special, contact an architect or interior designer. The golden rule of renovation is to be careful with changes to the load-bearing structure, as it mustn’t be made weaker and no additional load can be added by any means. Renovation aims at improving and reinforcing a structure, not compromising it. From a legal point of view, minor renovation, conversion, and remodelling works don’t require a planning permission as long as they don’t affect the load-bearing structure of the building, such as load-bearing walls and columns, floor and ceiling structures, arches, beams, wall arches, eaves, and the roof. Removal of non-load-bearing walls, i.e. partition walls is possible although it’s not recommended, especially if the flats above you all have a wall at the same place. How can you tell if a wall is a partition? You can check this in the building design, which is something that the building manager can help you with. This can also be assessed without a design—a structural analysis engineer can conduct an inspection and give an official declaration. Only partition walls in new buildings, whose thickness without plaster is less than 10 cm, made of lightweight materials, can be demolished. Any modification to the load-bearing structure requires a renovation design and a planning permission. If you live in a multi-storey building, you should know that a load-bearing structure is owned by each individual flat owner, so in addition to a restructuring design and planning permission, you also need to get other owners’ consent. Generally speaking, we recommend you do your research on applicable regulations in your local council or another authority to avoid any unpleasant surprises.
